The U.S. Department of Housing and Urban Development (HUD) funds free or very low cost housing counseling nationwide. Housing counselors can help you understand the law and your options, organize your finances and represent you in negotiations with your lender if you need this assistance.
The Hope Now Alliance hotline is the U.S. government's flagship foreclosure relief program. Call 24 hours a day. Counselor will create a budget and email/mail a copy, educate you on foreclosure prevention options, and send correspondence the lender on you behalf. Services are FREE. Only use HOPE NOW as an option, in addition to the methods in this book.
NACA is an non-profit organization that will 1) work with you to contact your lender to re-modify your loan or 2) refinance your loan 1% below the current interest rate. Borrowers will be required to attend a 4 hour class. Organization is not in all states. Ability to refinance under NACA program is not credit driven. See website for details. Do not use this option as a 1 shop stop, pursue other options as the organization seems overwhelmed by requests.
